Anybody can own a house with a family room, but it’s the space for three sofas to host family and friends . . . stuffing faces with pizza, spicy chili, chips . . . popping open a cold one . . . eyes glued to the TV on Super Bowl Sunday . . . screams, excitement, yes, a touchdown! That is what sells a family room.
New Land Park listings are coming soon in August to the market. Getting homes ready for showings is a lot of preparation. The first step the minor repairs, this can take a handyman a few days. Then the interior and exterior cleanup are completed. Let’s not forget the windows have to sparkle. The yards need to be greened up and bark, tree trimming, and fence repairs are.so important to the curb appeal. The staging and then the photography session are scheduled. The seller has authorized a reduced price for 2214 Davini Lane in 95818. Our last two comparable sales were at $489K, but the seller insisted we reduce the price to $475K. This is a $14,000 price reduction off the recent comparable sales. We are motivated to move this baby. What do you get for that price?
Well, you could pay about the same for a tiny 3 bedroom, 1 bath built in 1948 in Upper Land Park, or you could buy 2214 Davini Lane. Davini Lane was built in 2007, and it features 2 bedrooms, plus a loft and 3 baths. It has granite counters, wood-like floors, cherry cabinets and stainless appliances. You can also plug your electric car into the charger in the garage and save on utilities, too, because the solar is owned.
Some sellers do not want to do open houses in 95818 when the weather is bad or traffic is slow. However, that’s precisely when one should hold open houses in 95818. Any lazy agent can hold an open house when the weather is beautiful and there are tons of buyers milling about. But the sales are done by continual marketing and never coming up with a reason not to hold a home open. You never know where your buyer might come from.

I thought this weekend would be fairly quiet, but I guess as people sat around watching football or perhaps recovering from New Year’s Eve activities, they started to think about buying and selling real estate in Sacramento. That’s because I received a ton of phone calls: Should we list a home in Land Park now? Can I afford to buy a home before interest rates rise? When is a good time to put homes in Land Park on the market? Should I fix up my home or sell as is?
