Photos of Mother’s Day brunch in Carmichael begin with my beautiful mother, 83 years young. She enjoyed her brunch at Bella Bru. Our friend of almost 30 years, Sherry, joined us to celebrate. We three enjoyed the buffet while we talked about how fast the years pass by. There were so many groups celebrating this favorite Sunday in May.
Because of celebrating brunch early today, we had time to hold open a brand new listing, late afternoon. We had a remarkable 40 people through. Several buyers said they were interested in writing an offer. Traffic is out in droves on Mothers day, and it is a fabulous day to work.
Finally, the pool home in Shelfield Estates I’ve been working on is ready for the market. We just went “live” in MLS last night around midnight. Such a tremendous property, and I’m very excited, thrilled actually, that the sellers chose me to market this home. It is a successor trustee sale, as many of my listings seem to be lately. My hope is a buyer will love the home as much as I do. It’s so much easier for a listing agent to market properties when the agent feels passionate about the home as well!
What makes this home unique, apart from the fabulous price for this neighborhood, is the fact it’s a Mid Century home with many original features. Of course, we know some buyers will rip all of that out, but others love the purity of the style. It’s a single-level, with parquet floors off a ceramic entry.

And ignite the alt-right he did. Whether he is an official Trump supporter is only a hypothesis mentioned by others, but this person seems to show a lot of empathy for that group. Yet it seems that his ability to poke his nose into situations that are not his business know no bounds. He obviously flagged the property in question in MLS and when a status change showed up, he Tweeted about it in such a manner that the seller says he caused her mental anguish and physical pain. The status change was to Temporary Off Market, which is only available to members of MLS.
It means this seemingly right-leaning Sacramento appraiser crafted a Tweet about a property he had no right to Tweet. His intention was self promotion. This was not his listing. He did not appraise this property. The seller believes he abused his MLS membership by taking private information and making it public without permission. At the time, I had the property listed and put it into TOM status for a number of reasons. For starters, the seller, her agent and her agent’s company began to receive vile threats and emails from all over the country, thanks to this appraiser. This guy’s effort to make a buck off somebody else’s distress is frightening. He jumped right in and added fuel to the burning fire. People threatened to literally burn down the house because of this Sacramento appraiser’s Tweet.
When I originally listed the property, it was a bit high. The seller based her price on another property on the same street in the same vintage condition that sold a couple of years ago. Sometimes, vintage homes fetch prices you won’t believe. My method of operation is to always try to get the amount the seller would like, within reason. And with the understanding that if we can’t get it, the price will be adjusted. After we placed the property in TOM status, I had several discussions with the seller about reducing the price. Based on her reaction, I could see this would be a long process. Months.
At this point, the seller also wanted me to file a complaint against the Sacramento appraiser at the California Bureau of Real Estate Appraisers for unprofessional conduct. For putting his own personal profit ahead of decency. I could understand the seller wanting to report him, but my part in this was not required. His participation in the false supposition that the seller lost $130,000 because she refused to sell to a Trump supporter was way off base. She dropped that stipulation months earlier. But perhaps the seller should pursue her $130K loss in court? If it’s on Twitter, it must be true.
I guess a case could be made by an astute lawyer that the Sacramento appraiser caused her to lose that money. I’m not a lawyer so I wouldn’t know. Instead I suggested the seller contact a lawyer, and I sent her several referrals.
In any case, this was the seller’s obligation to object to and file. She was the most damaged from the Sacramento appraiser’s careless, stupid and thoughtless actions. The agents are not really a party to the transaction or to her grief. Although, the situation had caused me to more thoroughly examine the facts at hand:
My team members and I fell in love with this home in Carmichael on Del Dayo Drive. It is an absolutely beautiful and stunning home. Not only that, but the sellers invested quite a bit of money in new luxury vinyl plank flooring in the master suite and entire lower level. We tried to repair the granite island counter that had been stained. At the last minute, the handyman was afraid to touch it and opted out of that repair. Since it was time to go on the market, we could not wait any longer.
My solution for that was to send the buyer to Kitchen Design Center inside Filco and let them choose a new counter top, which the seller would pay for. We obtained a bid from Kitchen Design and uploaded that bid to MLS, in full disclosure. At this point, the sellers were excited and happy to turn over the home to a new buyer. But 4 weeks passed without an offer. Also, many buyers complained about the house.
What is not to love in a gorgeous setting of .40 acres, lush vegetation, terraced landscaping, with a beautiful pool? The home in Carmichael featured 6 bedrooms, 5 baths, with more than 5,000 square feet. It is one of the rare 1958-built homes in the Del Dayo neighborhood. We all expected that the home would promptly sell.
Although clearly noted in MLS and shown in the high-definition photos, buyers complained about the multiple levels in the home. Almost every single buyer either did not want multiple levels. Another good number of buyers felt the second master suite in the lower level was too small. Not on par with the master on the main level.
A few buyers said the home in Carmichael was too big for them, period. Way too much space.
As a result, we reset the days on market by signing a new listing at a new price. Within 7 days, bingo! We were in pending status.
There were a few glitches toward the end but nothing we could not resolve. Due to a snafu with the buyer’s lender, we could not close on our anticipated closing date of Friday. To facilitate a concurrent closing on Monday, the buyer dumped her lender, paid cash, and helped the sellers pay an unexpected hotel bill. We closed yesterday.

When I first spoke with the seller of this home in Del Dayo, I was working from our house in Hawaii. While I had her on the phone, I pulled up the previous photos in MLS to discuss. While the home was in OK condition when she bought it, there were a few things that the seller needed to change to attract today’s buyers. I gave her a list of those improvements and then introduced her to my preferred home stager. It was better for her to have an expert stager at the house giving her sage advice as well.
During the consultation appointment, the seller called me to discuss various types of flooring, and made sure we’re all on the same page. It wasn’t a big home improvement project and targeted only a few key areas. But the improvements were essential to maximizing value.
Given our state of market, and the fact we had a bit of time, we elected to start at an aggressive price. However, we were unable to complete the countertop repairs and the clock kept ticking. Now we could not go on the market until June. Our spring market was crazy but, beginning in May, it was not unusual to see more price reductions happening. The shift started about then, yet it is still a good market for sellers.
The seller asked to kick it up a notch, so we adjusted the price. Seems the biggest objection buyers had about this home in Del Dayo was due to the fact 1) many of the buyers were older and 2) preferred a single level. I don’t know really why they were looking at a tri-level when they wanted to buy a single level except that many of the potential buyers seemed to be older. Perhaps because the price was over $1.2 million. Not a lot of first-time home buyers in that price range. Still, they can see that the home is three levels, but maybe the beauty of the home was too overwhelming.
It is a gorgeous home. So modern, open and spacious. I can see people becoming so comfortable on the main level that they forget about the lower level multi-generational quarters, as well as the upper level with even more bedrooms. Because every amenity an owner needs is on the main level. Our buyers came to tour the home during an open house. They’ve been back to view the home 3 or 4 more times before making their offer. They wanted to be certain this is the home. And this is the home.
