Meet Weintraub & Wallace of the Sierra Oaks office of RE/MAX Gold. Yes, we have merged our teams to create a Super Team of Realtors in Sacramento. If Lyon had encouraged JaCi Wallace, she and I might have stayed at Lyon Real Estate. But as it is, she was already at RE/MAX Gold, after relocating a few years ago, and happy enough not to budge. Since she was not returning to Lyon, it meant my team and I would move to RE/MAX.
But that is not the only reason to join RE/MAX nor to team up to form Weintraub & Wallace. RE/MAX Gold was founded 25 years ago with just two offices and 40 agents. Today, the company has 63 locations, and over 1,350 of the industry’s most productive agents. Our new location is at 3620 Fair Oaks Boulevard, near the intersection of Fair Oaks Boulevard and Watt Avenue, but we are also free to work from the Midtown office next door to Waterboy on Capitol Avenue.
Nobody really knows how Real Trends compiles its list of the best Sacramento real estate agents, but it seems to be divided into groups. Your lone agents and then your team of agents. It also seems to be divided into dollar volume and number of individual sales. But it is difficult to say where they extract that information from. If it is MLS, not every sale in MLS is closed out correctly. Assistants for the listing agents sometimes mess up how the data is entered or they credit the sale to the wrong associate. Sometimes, these people refuse to fix their mistakes. Legally, they really can’t just refuse, but some don’t care if they’re a dick. Those types of situations are not worth the effort to force them to comply.
In any case, Real Trends named the Elizabeth Weintraub Team to two different categories on their list for 2017 as best Sacramento real estate agents. Of course, Real Trends doesn’t know our stellar reputation in the community nor the 5-star Sacramento client reviews we receive. That company, strictly looking at statistics, says the Elizabeth Weintraub Team closed 97 sides last year and sold over $36 million. That’s almost two houses a week. When many agents sell two houses a year or so, our performance, as compared to others, is spectacular. But for us it’s just day-to-day routine business.
Sacramento real estate is our full-time passion and job. We love negotiating real estate, maximizing seller profit potential and finding our buyers that perfect dream home. When we do the same thing enough times, even though every situation is different, we gain a wealth of knowledge not available to agents who do not sell very many homes. As one of the best Sacramento real estate agents, we always put our client’s needs first, above our own. That’s really our secret for success.

I only know this because my company, Lyon Real Estate, emailed me yesterday to congratulate the team on our achievement. You would think Real Trends would notify its winners, but I didn’t hear anything from them yet. Lyon Real Estate is always on top of what’s going on, though.
A former client relayed to me this morning that she did not realize some real estate agents will work for dirt cheap, and that the job to sell a home is so incredibly easy that she doesn’t really need to hire the best Sacramento Realtor. Although, she did add that when she’s ready to sell her more expensive home in East Sacramento, she will definitely hire me. Because she wants the best.
But for right now, to sell her rental property at the Parkway in Folsom, any old discount agent will do. She doesn’t need the best, she said, after promising last month to list with me. Especially after this more experienced and full-service Sacramento Realtor has already met with her at the rental in Folsom, completed an inspection and provided her with a list of fixes and repairs to undertake. In addition to giving her a list of vendors to purchase materials from, advising on color and choice of materials, providing contractors to complete the work and finding other ways to save her money.
This is on top of responding to every email from the seller within minutes, even while on vacation in Oregon. Advising on the perfect sales price and sales strategy.
So, yes, I guess I can see that after a seller has her home all fixed up, knows how much to price it at that she might feel it is a slam dunk. Especially since she didn’t pay the full-service Realtor a dime for all of this. However, all of that upfront work is part of the fee a full-service agent earns.
This is like jumping into my car at a stoplight, grabbing my bag and running off. I’m supposed to be OK with the theft, including the lack of respect. But I’m not and, when the time comes, I will not choose to represent her to sell a home in East Sacramento.
The other portions of my full-service fee, which I work hard to earn and the seller will most likely come to understand down the road are the following:
* Positioning the home to go on the market on a day that will make it the most attractive as possible
* Personal and immediate attention to my client
* Anticipating problems in advance and preventing difficulties
* Shooting high quality professional photography designed to drive up the price
* Hosting unique open houses through extravaganza blitz marketing
* Capitalizing on my 24 years of online internet experience — unparalleled by most other Realtors
* Utilizing my 40+ years of real estate experience to negotiate the purchase offer to ensure the highest price among possible multiple buyers, which I strategically manipulate to occur.
* Once in escrow, I negotiate the list of repairs the buyer often returns with after a home inspection to keep those costs to a minimum, if at all
* Meeting contingencies of the contract with precision
* Staying on top of the buyer’s financing to make sure there are no loopholes that will hold up closing or more likely cause the transaction to blow up
That’s a bare bones bullet-point list of things I do to make sellers more money above and beyond any difference in fee they might pay a discount agent. When escrows close, sellers always say I more than earned my fee, and they are very ecstatic with the extra money they received — which a discount agent could never provide. They understand this. All of my sellers pay for full service. Happily. Especially the million-dollar home sellers.
In other words, a seller tends to lose money with a discount agent, even if she wrongly believes her home is a slam dunk to sell. There are no slam dunks in Sacramento real estate. Saving a few pennies on the commission means eating it on the big picture. But then that kind of seller doesn’t really care if she has not hired one of the best Sacramento Realtors.
The first sign I’m working with a screwball is when I receive an offer from out-of-the-blue with no preceding phone call, no email, no text message, no voicemail, no prior notification whatsoever about the offer nor the buyer. To add insult to injury, these often are sent directly from a digital online signing service, without a single one-line sentence from the buyer’s agent to explain its existence.
Other signs the buyer’s agent could be a loser, or not one of our best Sacramento Realtors, are as follows:
- The purchase offer itself is a disaster (partially completed).
- The offer is missing crucial accompanying documents (such as a preapproval letter).
- The offer includes unusual demands such as requesting title and escrow.
- The buyer’s agent’s voicemail is full.
- The buyer’s agent is also the mortgage broker (it’s hard enough to wear one hat much less two).
Which means when I am working with a top-notch buyer’s agent, one of the best Sacramento Realtors, it can make the entire transaction, regardless of what happens, a pure pleasure. I closed several homes in West Sacramento last month that were smooth as silk, even though there were points of contention. We negotiated through them and closed; both sides were happy. The buyer’s agents for both of these sales were experienced, professional and a sheer delight. I hope to work with them again!
It takes working with the best Sacramento Realtors to realize how agonizing it can be to work with the worst.
