Marketing homes on the web: benefits over features. Selling benefits over features has been drilled into my head since I was a young whippersnapper. Anybody can own a house with a family room, but it’s the space for three sofas to host family and friends . . . stuffing faces with pizza, spicy chili, chips . . . popping open a cold one . . . eyes glued to the TV on Super Bowl Sunday . . . screams, excitement, yes, a touchdown! That is what sells a family room.
Our new listing is a 2 bedroom, 2 bath home in Land Park. This is a rare find with an open floor plan. It is located on a fabulous street with zero through traffic. August is birthday month for this Wilton Realtor. I pre-celebrated today at lunch with my step-sister, Nanci Beall. We went to Cafe Bernardo and had a wonderful time, Nanci’s treat. She also made me an amazing picture with stars. Looking up at the stars at night is my favorite thing to do. We get so busy in real estate working we often forget to even eat lunch and enjoy the stars in the wee hours. I’m going out tonight just after midnight to look up at the sky, to enjoy the sparkling stars.
Classic Land Park Tudor homes are unlike any other — in my book, anyway. The charm and original touches take you back in time. Today, I was working in Land Park on a new listing by the Tower Theater. Carol Crestelo, one of our exclusive buyers’ agents, was accompanying me as we had a lot of work in the area.

The seller has authorized a reduced price for 2214 Davini Lane in 95818. Our last two comparable sales were at $489K, but the seller insisted we reduce the price to $475K. This is a $14,000 price reduction off the recent comparable sales. We are motivated to move this baby. What do you get for that price?
